NPMA says buyers and sellers sign the WDI report at closing. Here is what each signature means for agents and clients in Wichita and Overland Park.

Quick Answers

  • The seller's signature says property history has been disclosed.

  • The buyer's signature says the buyer received the report.

  • The realtor or closing firm collects the signatures, not the inspector.

What does each signature mean?

NPMA says the seller's signature shows that the property history has been disclosed. The buyer's signature shows the buyer received the report. NPMA also says the report is required for HUD and VA deals and is typically used for conventional ones. State-mandated forms take precedence where they apply.

What should agents do?

  1. Get the full report to the buyer early.

  2. Ask sellers for any past termite treatment records.

  3. Ask the lender and title company which form your deal needs.

  4. Keep a signed copy in the file.

What if papers show up after the report?

NPMA says the inspector does not change the report. The new documents go to the lender or other proper parties instead.

Common Questions

Does the inspector collect the signatures?

Is a WDI report required for every sale?
