How Long Is a WDI Report Good For?

Closing got pushed back. Is your WDI report still good? Here is what to know.

The Short Answer: Think 90 Days

The standard WDI report form says the report is not valid for a mortgage or a property transfer after 90 days from the inspection date. See the NPMA-33 form for the exact wording.

Your Lender May Have Its Own Rules

Some lenders want a newer report. Ask your lender how fresh yours needs to be on closing day.

That Time Limit Is Not a Warranty

The 90 days is about how long the paper can be used. It does not mean the home is protected for 90 days. The report shows what was visible on the day of the inspection.

If Closing Slips Past the Window

  • Tell your agent and lender right away.

  • Ask if a new inspection is needed.

  • Call us to book a fresh one. Give us the new closing date.
