Most pest companies make you book a visit before anyone will tell you anything. We do it differently.

Step 1: Send a clear photo. Text the mud tube, the winged insect, the damaged wood, whatever you found. A close, well lit shot is all we need.

Step 2: We identify it. Most of the time we can tell you exactly what it is from the photo. Termite or flying ant. Active or old. Urgent or not.
​
Step 3: We price it remotely. We use property measuring technology to pull the dimensions of your home without setting foot on the property. That gives us an accurate estimate, not a guess and not a placeholder number.

Step 4: You decide. If you want to move forward, we get you on the schedule. If you do not, that is fine too. You still got a real answer.
​
You do not need an appointment to talk about termite control. There is no sales visit, no consultation, no waiting around for a window on a Thursday. The only visit you book is the one where the work actually happens. Your technician inspects the structure and treats it on the same trip.

We Will Not Scare You Into Buying Something
Termites are the one pest where fear sells. You have probably already seen it. The photos of collapsed floors. The urgency. The "sign today" pitch.

That is not how we work.

Here is what we actually believe:

You should understand the problem before you pay to fix it. If you do not know what is happening in your home, we have not done our job yet.
​
Sometimes the answer is that you do not need us. Swarmers outside your house are normal in spring. Old mud tubes with no live activity are not an emergency. We will tell you that, and we will not invent a reason to sell you a treatment.
​
No contracts. Not now, not ever. If we earn your business, we earn it again next time. Locking people in is what companies do when they are not confident in the work.
​
We stand behind it. Every termite treatment carries a one year warranty. If termites come back inside that window, so do we.
​
Treat people how we want to be treated. That is the whole business.

Do You Have Termites? Here Is What to Look For
​
Most people find termites one of five ways.
​
Mud tubes. Pencil width tunnels made of dirt running up your foundation, basement wall, or crawl space pier. This is the most common sign in the Kansas City area. Subterranean termites build them to stay moist while they travel.
​
Swarmers indoors. Small winged insects near a window or light fixture in spring. In the KC metro this usually starts when temperatures hit about 70 degrees. Swarmers inside almost always mean a colony is already in the structure.
​
Discarded wings. Little piles of clear, equal length wings on a windowsill or by a door. Termites shed them after they mate. Ants keep theirs.
​
Hollow sounding wood. Tap a baseboard, door frame, or floor joist. If it sounds empty, termites may have eaten the inside and left a thin shell.
​
Bubbled or rippled paint. Drywall that looks water damaged with no water source is a common sign of termite activity behind it.

Why Johnson County Homes Get Hit
​
Termites are not a sign that you keep a dirty house. They are a sign that you live in eastern Kansas.
​
The Kansas City metro gets more annual rainfall than most of the state. Eastern subterranean termites are native here, they live in the soil, and they are active year round underground. Wet springs and humid summers keep conditions right for them.
​
Two things about Johnson County housing make it worse.
​
Finished basements. A huge share of Overland Park, Leawood, and Prairie Village homes have them. Finished walls cover the exact spots where a mud tube would be visible, so the early warning signs stay hidden behind drywall. Many homeowners find out only when paint bubbles or a baseboard sounds hollow.
​
Mature tree cover. The established neighborhoods off Metcalf and Nall have deep shade, soil that never fully dries out, and decades of root and stump material underground.
​
Newer construction in Olathe, Lenexa, and southern Overland Park has its own weak point. Grading and fill dirt around a fresh slab give termites an easy route along the foundation.
​
A few things you can fix yourself today:

Firewood stacked against the house. Store it at least 20 feet out and up off the ground.

Mulch beds touching the foundation. Leave a 6 inch gap of bare soil or gravel.

Old tree stumps in the yard. A rotting stump is a satellite colony waiting to happen.

Downspouts dumping at the foundation. Wet soil next to wood is an open door.

Basement or crawl space moisture. Damp, dark, and full of wood.

None of those require hiring anybody. We would rather you prevent a problem than pay us to solve one.

Termite Damage Is Not Covered by Homeowners Insurance
This catches people off guard every year.
​
Standard homeowners policies treat termite damage as a maintenance issue, not a covered loss. If termites eat a load bearing beam, that repair comes out of your pocket.
​
That is the honest reason to look early. A termite problem caught this spring is a service call. The same problem found in three years can be a framing job.
​

What to Do If You Think You Have Termites
​
Do not spray it yourself. This is the one pest where DIY makes things worse. Store bought sprays kill the few termites you can see and scatter the rest deeper into the structure. The colony keeps working. You just lost the ability to find it.
​
Do not knock the mud tubes down. Leave them. They tell a technician where the termites are traveling and how active the colony is.
​
Do not move damaged wood or furniture. Same reason. It spreads the problem and erases the trail.
​
Do take a photo and text it to us. That costs you nothing and gets you an answer today.
