WDI Inspections in Wichita and Kansas City: The Complete Guide

Buying or selling a home? Someone will probably ask for a WDI inspection. Here is what that means, in plain words.

What Is a WDI Inspection?

WDI stands for wood-destroying insect. A WDI inspection is a careful look at a home for signs of insects that damage wood. That includes termites, carpenter ants, carpenter bees, and wood-boring beetles. A licensed technician does the inspection and gives you a written report.

Who Needs One?

  • Buyers who want to know what they are getting.

  • Sellers who want a clear report ready for the sale.

  • Real estate agents keeping a closing on track.

  • Homeowners who are refinancing.

Many lenders ask for a WDI report, depending on the loan. Your lender or agent can tell you if yours does.

What the Technician Checks

We look at the visible and reachable parts of the home. That means the foundation, crawl spaces, basements, attics, garages, and the wood around the outside. We probe and tap wood where we can. Most homes take about an hour.

What the Report Tells You

  • Whether we saw no evidence, live insects, dead insects or droppings, or visible damage.

  • Signs of possible past treatment.

  • Whether we recommend treatment.

  • Any areas we could not reach, and why.

What It Is Not

A WDI report is a snapshot of one day. It is not a structural damage report. It does not cover mold. It does not promise anything about the future. If you have questions about damage, a structural professional can help.
