Selling a Home? Get Ready for the WDI Inspection
A WDI inspection is a common part of selling a home. A little prep helps it go smoothly. NPMA explains what the report includes. Here is what sellers in Wichita and Overland Park can do first.
Quick Answers
Clear access to walls, the attic, and the crawl space.
Find any past termite treatment papers.
Know what the report covers and what it does not.
Why do treatment records matter?
NPMA says the report lists previous treatment if it is documented. It also says treatment is advised when there is termite evidence and no proof of prior treatment. So old paperwork can matter.
What can sellers do before the inspector arrives?
Find treatment records, invoices, or paperwork from past service.
Move stored items away from basement and garage walls.
Make sure the attic hatch and crawl space door open.
Unlock any doors the inspector needs.
Book the inspection early so there is time to talk through findings.
What if the report finds activity?
Do not panic. Our post What to Do When a WDI Report Finds Activity walks through the options for buyers and sellers.
Common Questions
Does the seller sign the WDI report?
NPMA says the seller's signature shows that the property history has been disclosed.
Is the WDI report a warranty?
No. NPMA says it carries no warranty unless an attachment is noted.
Do you use contracts for WDI inspections?
No. We do not use contracts.
