What a WDI Report Does Not Tell You
A WDI report is useful, but it has limits. NPMA spells them out. Here is what agents, buyers, and sellers in Wichita and Overland Park should know.
Quick Answers
It is a snapshot of the day of the inspection.
It covers visible evidence only.
It is not a structural damage report and carries no warranty unless one is attached.
What does the report cover?
NPMA says it reports visible evidence of wood destroying insects, live or past. That includes termites, carpenter ants, carpenter bees, and reinfesting wood-boring beetles. It notes things like frass, exit holes, shelter tubes, staining, and visible damage. It also lists previous treatment if it is documented.
What does it leave out?
Hidden damage. It may exist even when it is not visible.
Areas the inspector could not reach.
Items like woodpiles and tree stumps.
A warranty. NPMA says there is none unless an attachment is noted.
Repairs. The inspector is not responsible for corrective action without a separate contract.
What should buyers do next?
NPMA says a treatment is advised if there is termite evidence and no proof of prior treatment. If you have questions about reported damage, NPMA says to contact a qualified structural professional.
Common Questions
Is a WDI report a termite warranty?
