How to Schedule a WDI Inspection Without Delaying Closing

A little planning keeps a WDI inspection from slowing your closing. Here is a simple plan for buyers, sellers, and agents.

When should you book?

  • Ask your lender how recent the report must be. This can vary.

  • Do not book too early. A report can be too old by closing day. See how long a WDI report is good for.

  • Do not wait until the last week. Call as soon as you know your closing date.

What should you tell us?

  1. The property address.

  2. Your closing date.

  3. Who can let us in, and when.

  4. Who needs the report, such as the lender, the title company, or the agent.

  5. Any known past termite activity or treatment.

How can you make access easy?

  • Clear a path to the crawl space, attic hatch, and garage walls.

  • Move stored items away from walls and from the foundation.

  • Unlock gates, sheds, and utility rooms.

  • Keep pets secured.

Blocked areas get listed as inaccessible. Our post on inaccessible areas explains what that means. Our post on what to expect covers prep and time.

What if the report finds activity?

Do not panic. Many sales move forward. Read the WDI report found activity for next steps. Agents can also use our WDI guide for real estate agents.

Where do we help?

We do WDI inspections in Wichita, Derby, and Andover, and in Overland Park. Learn how WDI inspections work with Bug Shockers.
